Tom Atkisson, president of Southwest Builders, walks through a custom sunroom addition in the Lake Murray area of San Diego. It is an Alpha Plus modular sunroom, manufactured in California and custom ordered for this home, 14 by 24 feet. The video opens with a time-lapse of the build.
The tour covers the quad sliding doors with screens, dual pane Low-E windows, the insulated vinyl wall panels and 3 inch foam core roof with a wood grain ceiling, LED lights on a dimmer, a 6 inch steel-reinforced slab poured level with the house floor, the built-in rain gutters and a French drain for the grade change. The room faces south, and the homeowner told us it stays cooler than the house.

Hello, I'm Tom Atkisson, president of Southwest Builders. Today we're going to show you a beautiful custom sunroom addition that we just completed in the Lake Murray area, here in sunny San Diego. Let's take a look.
This is an Alpha Plus modular sunroom addition. It's manufactured here in California and custom ordered to fit your home. This particular design is 14 feet by 24 feet. As you can see, we have a beautiful quad sliding door. Yes, both of these doors slide left to right, creating a gorgeous wall of glass that lets natural light pour right into your new sunroom addition. As we open those quad sliding doors, you can see that nice 6 foot clear opening, with screens that can be closed to keep insects out while letting the breeze through the room.
These are all dual pane Low-E2 windows, with a Super Spacer system between the glass panes. It's a 1 inch thick glass system with very high insulating value and high UV value. It'll keep you nice and cool, even on those warm, sunny San Diego days. In fact, this room faces south, so it gets southern sun exposure all day long on this long wall. Yet the room inside here is actually cooler than the house. The homeowner himself mentioned this to us, and that's in part due to the insulating value of these windows.
Also our wall paneling. With our vinyl wall paneling and our thermally insulated EPS foam core system, you get a very high insulation value, which keeps the heat out and helps you retain the cool inside this room.
Here we have another sliding door; this is our 6 foot sliding door system. On this side wall, we installed a custom TV mount built into the wall. You've got your electrical outlet up behind the television, and we custom mount the TV at the customer's desired location and height.
Look at the ceiling here. This is our insulated roof system: a 3 inch thick insulated EPS foam core roof with aluminum facing top and bottom, vacuum bonded to the foam panels. It's also embossed, or in other words imprinted, with a wood grain finish, and you can see the wood plank design that runs down the panels. It creates a really nice, natural, comfortable feel in this sunroom, and that wood plank ceiling complements the luxury vinyl plank flooring we installed.
We also installed LED flush mount ceiling lights. Those are on a dimmer switch to give you just the right amount of adjustable lighting. The customer picked out these ceiling fans herself, and she has great taste, as you can tell. They match beautifully with the flooring, drawing the natural wood from the floor up into the fan.
You may notice this wall is still the exterior of the house. This is what the exterior looked like before, with the stucco finish. Now it has a custom Santa Fe smooth coat finish.
Let's take a look outside. We installed this sunroom on a brand new reinforced concrete slab foundation. You can see the edge of the concrete here; it's about a 6 inch thick slab. We pour these slabs level with the house floor so the transition from inside the house to inside the room feels natural. You don't step up and you don't step down; you step straight across, like you're stepping into another room of your home. Just what you'd expect from a custom room addition. The foundation is reinforced with steel and perfectly level, so you can enjoy this sunroom without feeling any inconsistencies in the floor.
There's a steep hill, otherwise I'd show you further back. We have a built-in rain gutter system incorporated into the roof. The rain runs off the house roof onto the sunroom roof, into our drainage system and down to the drainage on the ground.
We had an elevation difference between the existing concrete and the new concrete we poured, so we created a French drain system, which we backfilled with this decorative rock. The homeowner absolutely loves it. Below it is a 3 inch French drain that will absorb any additional water draining from the older concrete, drop it down and drain it right out the front and down the hill.
The house itself has white vinyl windows, so this white vinyl window system matches really beautifully with the home. These panels are paintable, inside or out, if you'd like, but most people keep the white because it stays cool and it's bright and airy inside the room. Close those screen doors, and now you have that wonderful breeze running through.
