We have a big project here: three different patio structures on a beautiful property in sunny San Diego with an orchard and amazing views. Right here we're building a large freestanding pergola in a custom space next to the turf area.
Strong freestanding pergolas start with the foundation. On this build, that means steel posts anchored into concrete footings and countersunk for a clean finish. Footing and attachment methods are always determined by engineering and site conditions; in this case, these footings were purpose-built to support a steel core system designed for this layout.
Once the structure is set, we sleeve the steel posts with Elitewood, an aluminum system that delivers the look of wood without the maintenance, rot, or fire risk. Next comes the header system: these beams are steel-reinforced as well, engineered to handle the span, uplift, and lateral loads, which is crucial on freestanding structures. We then lay out precise rafter spacing, keeping everything measured, squared, and installed to engineering specs. The lattice tubes go on last, locking the structure together and completing the pergola's architectural profile with beautiful shade.
This project didn't require permits, but it was still built to engineering standards, because good construction doesn't depend on inspection; it depends on intent. Aluminum systems like Elitewood are ideal for high fire areas and insurance-sensitive properties: they won't ignite, they won't rot, and they require virtually no maintenance.
Let's start your project the right way.

Elitewood Finishes & Colors
Your pergola should look like it belongs to your house. Every Elitewood structure we build is finished with the Four Seasons Aluma Shield paint system and can be ordered as a woodgrain emboss or a clean modern profile, then color matched to your home.
Cedar
A warm, embossed woodgrain that reads like natural cedar. Suits craftsman, ranch, and traditional homes that want the look of real wood without the sanding, staining, or rot.
Driftwood
A continuous, weathered woodgrain in the premium Ultra line. Pairs beautifully with coastal, transitional, and modern farmhouse homes across San Diego’s beach communities.
Smooth
A clean, non-embossed aluminum profile for contemporary and modern architecture, where crisp lines matter more than woodgrain texture.
Beyond texture, the Ultra Series offers six popular colors and the Elite-Smooth line three, so you can match stucco, fascia, and trim from bright whites to warm sand and neutral tones. We bring the Four Seasons color card to your in-home consultation so you can hold the samples against your house before you decide.
Does a Pergola Add Value to Your San Diego Home?
A well built pergola does two things at once. It gives you more usable living space today, and it makes your home more appealing when you eventually sell. Outdoor living is one of the features buyers ask for most: in the National Association of Home Builders’ What Home Buyers Really Want study, a patio ranked among the top outdoor features, wanted by roughly eight in ten buyers. National remodeling data tells a similar story. In Remodeling magazine’s annual Cost vs. Value Report, exterior and outdoor projects consistently deliver some of the strongest returns, with most of the top recouping projects being exterior improvements.
We want to be straight with you. Resale recoup varies by market, home condition, and buyer, and no improvement returns every dollar or is ever guaranteed. What you can count on is added shade, comfort, and square footage you use every day.
There is also a long term cost angle that most quotes leave out. An Elitewood aluminum pergola never needs sanding, staining, sealing, or repainting, and it will not rot, warp, or rust the way wood does. A comparable wood structure typically needs refinishing every few years and eventually replacement. Over the life of the structure, powder coated aluminum keeps your ongoing ownership cost low, which is a real part of the value story.
Frequently Asked Questions
How Much Does a Pergola Cost in San Diego County?
In San Diego County, a standard aluminum pergola typically costs $7,000 to $16,000 installed. Custom Elitewood pergolas, the option most of our homeowners choose, range from $15,000 to $35,000. Large or architectural pergolas generally run $35,000 and up. Final pricing depends on size, post configuration, finish, and site conditions. Every quote is free, and our full pricing guide is published on our pricing page.
Do You Need a Permit for a Pergola in San Diego County?
In most San Diego County cities, attached pergolas and larger freestanding structures require a building permit, while some smaller detached shade structures may be exempt. Requirements vary by jurisdiction, from the City of San Diego Development Services Department to the County of San Diego Planning & Development Services, so always confirm the rules for your specific property with your local building department. When you build with Southwest Builders, we prepare the plans, pull the permit, and schedule every inspection for you.
Want adjustable louvers that open for sun and close for shade and rain? See our dedicated Louvered Pergolas page.
How Long Does a Typical Pergola Installation Take to Complete?
Most pergola installations move quickly once permits are approved. The on-site build for a standard aluminum or Elitewood pergola typically takes a few days, while larger or fully integrated louvered systems can take longer depending on electrical work and site conditions. The overall timeline depends on engineering and your city's permit review, and we give you a clear schedule before work begins.
What Maintenance Do Your Aluminum Pergolas Require?
Almost none. Our powder-coated Elitewood aluminum pergolas need only occasional cleaning with soap and water. Unlike wood, there is no sealing or staining, ever, and unlike steel there is no rust to monitor. Motorized Liferoom louvered pergolas have moving parts that benefit from annual lubrication and an inspection of the mechanical components.
What Financing Options Are Available for Pergola Installation Projects?
We don't offer in-house financing at this time. With today's interest rates and lender fees, most homeowners come out ahead financing their project through their own bank or credit union, such as a HELOC or home equity loan. We're glad to provide detailed written pricing so you can arrange the option that works best for you, and if financing terms become more competitive down the road, we'll revisit offering it.
Can Existing Patio Furniture Be Incorporated Into the Pergola Design?
When designing your pergola, we’ll work with your existing patio furniture. We’ll carefully measure your furniture layout to guarantee proper spacing and create an ideal flow for your outdoor space. To determine the perfect pergola dimensions and post-placement, furniture height, arrangement, and usage patterns must be considered. We can customize the design to accommodate specific pieces like outdoor kitchens or oversized sectionals.
Are your pergolas under warranty?
Yes. Our aluminum pergolas are built with Four Seasons Elitewood, which carries a manufacturer limited lifetime warranty to the original property owner against peeling, blistering, rusting, and cracking, and the Ultra Series finish is warrantied against excess fading. Most of that coverage is transferable if you sell your home. We also stand behind our workmanship and are committed to making it right if an installation issue arises. See our full warranty page for the complete terms.
